President
Joseph S. Petrillo, Esq.
With over 40 years of legal experience in title insurance and real property law, Joe has coordinated, cleared, and closed many complex, sophisticated transactions.
​
In addition to being a founding member of All New York Title, Joe has held positions in the title industry as VP Regional Counsel, as Claims Counsel and Vice President/New York area manager for a major title insurance underwriter. Joe was active in the formation of the Title Insurance Rate Service Association (TIRSA) of NY State serving as its first President, and contributed to developing the policies and procedures in the current TIRSA rate manual.

Prior to his involvement with the title industry, Joe was involved in preparing and submitting condominium and cooperative offering plans, bank closings, real estate acquisitions, construction financing and many other real property matters including multi-state and shopping center transactions.
​
He is a member of the Bar Associations of New York and Virginia, is a former Vice President and Executive Committee member of the New York State Land Title Association (NYSLTA) and currently sits on the Board of Directors of the New York State Association For Affordable Housing (NYSAFAH)

Vice President & General Counsel
John M. Martin, Esq.
John has over 30 years of legal experience in title insurance and real property matters and is a founding member of All New York Title. His responsibilities involve the legal operation of the company from review of routine title issues to closing the most complex commercial transactions. John also handles operations of our Section 1031 like-kind exchange division.

John has the background necessary to fill any client's requirements. He has chaired the Law Committee of New York State Land Title Association (NYSLTA) and served for 10 years as Chair of the Westchester County Bar Association's Real Property Section.

Prior to All New York Title, John held positions in the title industry as Claims Counsel, New York and New Jersey State Counsel and Vice President Operations for a major title insurance underwriter.

Vice President, Senior Underwriting Counsel
Tyler Gablenz, Esq.
Since joining All New York in 2015, Tyler has focused his work on identifying and resolving title issues for both the commercial and residential branches of the business. His responsibilities include preparing and reviewing title reports, while also working alongside Joseph Petrillo, Esq. and John Martin, Esq. to assist clients and attorneys with closing complex commercial transactions.

Prior to joining All New York, Tyler gained experience in real estate transactions working for a top real estate law firm in Connecticut while attending Quinnipiac University School of Law and was admitted to the New York State Bar in 2016.

Assistant Counsel
Timothy Martin, Esq.
Tim joined All New York Title as Assistant Counsel and handles both residential and commercial transactions. Tim is involved in the various stages of the title insurance process, from producing title reports, assisting clients and attorneys with clearance of title issues, to the final closing. Tim’s commercial experience includes various transactions such as purchases, refinances, and building loan conversions. He also has served as Escrow Agent in both residential and commercial closings, ensuring a smooth closing process.
Prior to joining All New York Title in 2017, he worked as a law clerk for a prominent Yonkers law firm assisting firm attorneys with various real estate related matters.

Assistant Counsel
Joanne Choi, Esq.
Joanne Choi is a graduate of Brooklyn Law School, where she was awarded the Samuel Kirschenbaum Prize for achieving the highest grade in the Real Estate Practice course and the CALI Award for Excellence in Health Information Law. While in law school, she interned at the Federal Trade Commission and a law firm specializing in insurance defense. Additionally, she served as a judicial intern to the Honorable Vera M. Scanlon, Magistrate Judge for the Eastern District of New York. Ms. Choi was also a founding member of the Korean American Law Students Association and a member of the Asian Pacific American Law Students Association during law school.
Prior to pursuing her legal career, Joanne held various public service positions in federal, state, and local government. She worked for the New York State Governor and a Congressmember, gaining valuable experience in policy advocacy and community engagement.
At All New York Title, Joanne will work with the legal team and assist clients with providing title reports, clearing up title issues and getting deals closed. She looks forward to getting involved in the office’s affordable housing practice and continuing to advance her expertise there.

Vice President, Business Development & Strategy
Hugh Ryan
Over the past thirty-three years, Hugh Ryan has held senior positions with FCA-Fiat Chrysler Automobiles and managed several major New York City-area automobile dealerships.
Among Hugh's affiliations are his membership in the National Association of Minority Automotive Dealers (NAMAD) and recognition in the International Who Is Who In Professional Management. As an alumni of A Better Chance(ABC) which recruits top minority students for high school and placed them in the best public and private high schools, he attended New Canaan High School and went on to become a Finance graduate of the University of Connecticut.

Growing up in humble beginnings in the Caribbean and New York City, Hugh endeavors to establish a purpose driven family legacy built on integrity, trust, respect and the pursuit of God given dreams and goals. His purpose in the title insurance industry is to work hard and smart to ensure Attorneys, Developers and Not-For-Profits receive exceptional services as represented by All New York Title.

Vice President, Sales
Abraham "Abe" Hattar
Abraham has been in the title insurance industry since 2000, and knows the full length of the title business. He has taken this experience and has been in sales for the past 6 years.
​
Although the newest addition to the sales team, Abraham knows how to service clients in all different types of transactions in residential and commercial areas. In addition to his current clients, Abe looks forward to establishing new contacts for potential business, developing network opportunities, and to grow in the commercial and residential real estate market

Controller
Liz Pulcini
As Controller, Liz has 17 years experience in the title industry and over 25 years in the accounting field. Liz works closely with principals Joe Petrillo, Esq. and John Martin, Esq., on All New York Title's complex commercial closings, which require comprehensive legal and financial teamwork to complete these transactions timely, efficiently, and accurately. Her vast experience with coordinating closing statements, working with our clients, lenders and lenders attorneys on funding and wiring enable her to be an intricate component of closings at any level.

In addition to the above, Liz ensures proper financial management of daily business practices and the Company's fiscal responsibilities. She also maintains and oversees all regulations and compliance mandated by our underwriters with regard to client escrow accounting and premium remittance.

Having been involved in Real Estate Sales and Management, and together with having an Insurance background, Liz is able to bring a broad knowledge of the Title Industry to help our clients complete their transactions seamlessly.

Assistant Controller
Barbara Diana
Barbara is a CPA with over 20 years experience in the accounting field and brings a unique skill set to All New York Title from her years of audit experience at a nationally recognized firm as well as her experience in private industry. She routinely handles the daily financial aspect of both title and general accounting. Barbara's attention to detail and best practices in the industry make her a valued asset to the Company.

In addition, Barbara works very closely with Liz Pulcini, and principals Joe Petrillo, Esq. and John Martin, Esq. to ensure the company's general and title accounting are accurate and in accordance with industry standards. Barbara is involved in the funding and wiring related to commercial closings in addition to handling accounting reconciliations, expense reporting, payables, and invoicing.

Assistant Controller
Angelo Piccolo
Angelo joins All New York Title with a background in accounting. His main responsibilities have him focusing on the processing of closing packages and reconciling fiduciary funds to their respective bank accounts. His attention to detail ensures that all third party and recording checks are processed accurately to each title file.
Angelo also supports and works alongside Liz and Barbara with involvement in complex escrow closings and funding.

Vice President, Director of Operations
James Kamna
With 27 years in the title industry, Jim ensures the company’s many systems and routines run smoothly on a daily basis. Working his way from file clerk to his current position has afforded Jim the opportunity to become proficient in most areas of title insurance which enables him to multi-task with versatile experience and assist in most matters of the Company. Jim has also closed numerous deals ranging from residential to complex commercial title closings.
In addition, Jim works closely with John Martin, Esq. on the initiation and completion of 1031 Like-Kind Exchanges, assists with Zoning Lot Exhibits and Zoning Lot related matters, and continues to keep current on emerging industry trends to expand his knowledge base making sure current or prospective clients of All New York Title receive the best service available!

Production / Office Manager
Karen Ryan
As Production/Office Manager, Karen is responsible for processing, coordinating and overseeing Title orders and related searches, as well as managing office projects and general work-flow through the company.
​
She has over 25 years of title experience and has been with us for 17 of those years. She serves as the pivot point for the office, handling everything from initial order intake, to billing, to generally assisting clients with their concerns and requests.
​
In addition to these duties, Karen also assists with our clearance desk and is well versed in the use of county web sites including ACRIS and Westchester County Clerk’s online record system. As a general matter, she sees to it that all things run smoothly

Vice President, Sales
Carolyn Mazza
Carolyn started her career in the title insurance industry with a major underwriter as a Vice President in Sales before coming to All New York Title. She bring with her a wealth of experience in servicing her clients which include attorneys, developers, and bankers. Carolyn has many years of experience working on residential and commercial transactions, including on many of the large developments in Westchester County. She is known for her dedication to her customers and making sure they are well taken care of in each transaction, whether large or small.

Vice President, Sales
John F. Kelly
John has been in the title insurance industry since 1987. His challenge at that time was turning potential clients into longtime customers of a major underwriter, Chicago Title Insurance Company. Possessing the necessary attributes: self-discipline, intelligence, creativity, flexibility, and self-motivation allowed John to overcome that challenge. Successful sales calls followed during the decade of the 90’s, when the title industry faced significant challenges and opportunities. During the late 90’s, John’s sales volume placed him in the “million dollar club”. Sales output continued to rise and in 2006 John earned the President’s Club Silver Award.

John is aware that customer service, customer relations, company relations, and person characteristics are important part of the sales job. John works well with operations as one team, to sell and deliver on time. John is a member of several associations including: Mamaroneck, Harrison, and Larchmont Bar Associations, North Westchester Bar Association, and Putnam County Bar Association.

Closing Coordinator
Jonathan Schmitt
Jonathan has over 15 years of experience in the title industry, holding various positions from file clerk to title closer, which has enabled him to step into his role as Closing Desk Coordinator. Jonathan’s daily responsibilities include maintaining a schedule of closings, working with our expert title closers, preparing all aspects of title policies and title closing invoices, and ensuring the closing process runs smoothly for our clients and those they represent. Jonathan also keeps current on the latest technology afforded by our underwriters, such as online policy jacket creation, and online rate quotes.
Prior to joining All New York, Jonathan worked at a boutique title agency, heading the closing department and working as a title closer; closing numerous real estate transactions. He is proficient in the ACRIS and PREP systems, experienced in County Clerk requirements, and is well versed in the pre and post-closing processes.

Recording Coordinator
Lavonne Velez
Lavonne joins All New York Title with previous industry experience in the production department, where her primary focus was the handling of new title orders and the typing of title commitments. She brings with her the same keen eye and painstaking attention to detail required in production to her current role as Recording Coordinator. Lavonne keeps current on the latest County, State, and Governmental requirements, ensuring documents being submitted for recording or filing are compliant and done so in a timely manner, thus reducing the possibility of rejection.
Lavonne also assists in our Construction Loan Department, working closely with municipal examiners, tax examiners, development clients and lenders to deliver the required documentation to various construction lenders, facilitating the advance process on construction projects throughout New York.

Production Assistant
Gayann Lamattina
Gayann has been in the title insurance industry since 1972 holding various positions with Insurance Company's and Title Agents alike.

As Production Assistant, Gayann’s main job is typing title reports, and overseeing these reports be delivered to clients on a daily basis, in a timely fashion. Her experience does not limit her to just title reports, as Gayann is also responsible for sending follow-up letters, ensuring accurate, timely delivery of all municipal searches and survey inspections to make sure that the title report is complete before closing.

Gayann is an important part of every title report, ensuring the client receives the most accurate, up to date information required in order to close the deal.

Production Assistant
Jared Bernacchia
Jared joins All New York Title with an extensive administrative background in the legal profession, with emphasis on the title insurance and real estate industries. His main responsibilities have him focusing on production of accommodation search requests, including but not limited to lien searches, judgment searches, and municipality searches.
In addition, Jared's addition to the production department ensures search requests in all capacities are responded to in a manner that is accurate, efficient, and timely. Jared’s keen eye for detail and charismatic approach to customer service make him an instrumental asset to the All New York Title team.
